Steps to Prep Your Home for Selling
Step 1: Declutter
Decluttering will open up the space, make it feel bigger, and draw buyer’s attention to the right things. Not to mention, the less stuff you have, the less you have to pack and move!
-
Closets, cabinets, and drawers-buyer’s will want to see how much storage they’re getting
Kitchen countertops
Those knick-knacks collecting dust on the shelf
The stack of books that haven’t been opened in years
The unused kitchen appliance taking up counter space
Step 2: Minor Repairs
That honey-do-list of things you’ve been putting off? Now is the time to start checking them off the list! Not to be confused with home upgrades, home repairs are necessary things that will keep the current value of your home from decreasing.
-
Some examples of minor repairs would be…
1. Loose cabinet hinges2. Leaky faucets
3. Running toilets
4. Replace caulking and grout around sinks and tubs
5. Repair or replace damaged window screens
6. Replace burned-out lightbulbs
7. Repair or replace Damaged flooring
8. Replace missing or damaged roof shingles
9. Replace broken boards on your porch/deck
Don’t worry! Josh will help you find the specific repairs that your home needs
Step 3: Inexpensive Upgrades
A few small upgrades can freshen up a space and make it feel updated and new. “Paint is $30 in a can and $1,000 on a wall” and it’s true! The better your home looks, the faster it will sell. Sometimes all you need to do is brighten up the place for a buyer to fall in love with it.
-
Paint the walls-stick with neutral colors like whites, grays, and browns.
Update hardware in your kitchen and bathrooms
Paint outdated cabinets to make them more modern-remember to stick with neutral colors for this too-whites or grays
Update light fixtures
Step 4: Deep Clean
It’s important for buyer’s to come into a clean space. If the home is dirty, it won’t matter what color the walls are, or how many bedrooms the home has, buyer’s will have a hard time seeing past the mess.
-
In addition to routine cleaning tasks, you’ll also want to clean the things that are often forgotten:
Remove all evidence of pets-as much as you love your pets, not everyone feels the same way when it comes to animals, and some are even allergic to them
Clean your carpets, or have them cleaned professionally
Clean all windows and window sills, inside and out
Remove cobwebs from ceilings and corners
Dust everything-top to bottom
Clean baseboards
Clean cabinets
Clean all appliances inside and out
Clean doors, door frames, and handles
Clean light switches
Clean grout and backsplashes
Step 5: Staging
Why is staging important? It will help photos of your home stand out, It makes the space feel bigger and more inviting, it allows buyer’s to see themselves living there, it shows off your home’s potential.
-
Depersonalize the space-you want buyer’s to be able to see themselves living there, so remove family photos and personal mementos
Rearrange furniture to make the space feel bigger
Stick with a neutral pallet for furniture and decor-Remember, you want to appeal to the masses, and the best way to do that is to keep things neutral
If you don’t have any, buy some curtains and decorative pillows to warm the space up
Open curtains and blinds to allow natural light in
Add some greenery-faux plants or even a bouquet of fresh flowers will spruce up the place
A bowl of fake fruit pares well in the kitchen
Part of creating an inviting atmosphere is the smell, plug in some light air fresheners, or bake some fresh cookies to draw buyer’s in
Step 6: Curb Appeal
First impressions stick! That’s why curb appeal is so important. You want to draw buyer’s from the outside, in.
-
Power wash the doors and siding on your home, the driveway, and walkway
Pull weeds, plant some shrubs and flowers, trim and prune existing plants
Keep the lawn mowed and watered so it stays green
Replace worn house numbers, mailbox, and porch lights
Repaint the front door
